NHQ is a highly reputable Design & Build company based in Farnham, Surrey. We're a professional and agile organisation, with a goal to build the best reputation for commercial office design and fitout.
Due to increased business activity, we are looking for a construction project manager to oversee projects from inception to completion. The ideal candidate will have a construction/architecture related degree and willing to work hard to deliver a succesful outcome on multiple projects defect-free, H&S compliant and to the desired levels of profitability. You will need to be extremely detail-oriented and be comfortable taking responsibility for all aspects of the construction process. This includes planning, scheduling, site selection, budgetary decision making and oversight of sub-contract teams as follows:
- Liaise, discuss and negotiate with clients and any other key project stakeholders. Advise on design and cost issues. Prepare budgets and time implication forecasts for large additional work items.
- Carrying out commercial activities on projects including cash flow forecasts, preparing valuations, variation accounts and issuing invoices. Preparing, negotiating and agreeing final accounts. Preparing the project budgets and monitoring proposed and actual profitability.
- Programming and monitoring progress. Decision making to ensure the time frames are met.
- Prepare estimates for Variations to the original contract including verifying requirements of brief and specification. Write spec for pricing. Meeting with specialist subcontractors and consultants. Working towards a final analytical price for adjudication and submission to client.
- Arrange and attend client meetings and talk about technical, commercial and project issues with client. Represent the company at a senior level.
- Appointing subcontractors, suppliers and labour.
- Placing orders and negotiating terms and conditions. Managing and monitoring of these resources. Agreeing costs, payments, valuations, and variations.
- Preparing contract programmes. Discussing and implementing targets. Monitoring and reporting on progress.
- Co-ordinating, preparing and issuing method statements, risk assessments and COSSH reports. Preparing and issuing the construction phase health and safety plan. Issuing a safety file and implementing and monitoring health and safety issues. Organising visits from safety consultant. Health and Safety is of paramount importance on all projects.
- Carry out project management role on design and build projects including meeting minutes and co-ordination/liaison with services and specialist designers.
- Ensure that the design meets the requirements of the fire authority, local authority and also covers the stipulations of the DDA regulations. This is in conjunction with the building control consultant.
- Monitoring, instructing & helping other Project Managers. Attending their site meetings at regular intervals to promote and maintain company procedures.

Salary: £25,000.00-£35,000.00 per year
