Purpose of The Job:
The Small Works Manager to provide quotes and oversight for refurbishment projects on large scale facilities on the Crown Estate Building. This work in nature and can cover Building, Fabric and refurbishment works on the sites. The role will then be required to run the works using in house and contractor staff. Ensuring all procurement activities and contracts are delivered professionally to time cost & quality requirements. Working on a variety of PPM & CAFM processed to ensure tasks are completed within a timely manner.
KEY TASKS / RESPONSIBILITIES:
- Manage triage process including arrange surveys and first response works.
- Review survey documentation and plan any additional works, including subcontractor selection and management.
- Lead on day-to-day project delivery
- Manage team of main contractors to deliver programs of work.
- Ensure all projects adhere to a formal brief, specifications, procurement plans and tender documents, and are robustly managed, in accordance with the contract.
- Quality checks and project handover
- Ensure compliance with policies and procedures and delivery standards for managing the delivery, including compliance with Health and Safety requirements including CDM Regulations and Control of Asbestos Regulations.
- Attending each facility and quoting small works and refurbishment jobs including; painting, plumbing, joinery, refurbishment, modifications, doors and trim, ceiling and floor tiles.
- Run the approved works and supervise the in-house trades staff and sub-contractor teams
- Provide permit and H&S checking Liaison with the contract managers and site Facility Managers
- To build strong relationships with subcontractors, to ensure cost effective solutions which meet our quality expectations and can be delivered to our clients whilst managing the risk and ensuring back to back terms and conditions.
- Development of project financial plans for revenue and profit delivery.
- Ensure positive cash flow through the upfront agreement of a relevant payment schedule and the submission of timely invoices/applications of payment.
