We have an opportunity for a Maintenance Team Leader to join our team at Manchester Magistrates Court. This role is working 40 hrs per week, Monday to Friday, with a 1 hour unpaid break. In week 1 your working hours will be from 10:30 am to 7:30 pm, in week 2 this will be from 6:30 am to 3:30 pm.
As a hands on Team Leader you will provide Mechanical and Electrical maintenance, including reactive and building Fabric repairs, to the MMC contract. This role is to be split 50% supervision of the Multi-skilled M&E and Building fabric engineers and 50% hands on support. In this role you will also ensure that the SLA and KPI’s for the contract are met in full; maintaining business continuity for the client.
Key Responsibilities will include:
Support the team taking responsibility for training and development and maintenance of expectations related to all people management aspects including absence and time keeping, retention, productivity, quality of work, uniform and appearance standards, behaviour and attitude. Take control of any informal conversations or counselling meetings related to this.
Oversee and/or operate planned maintenance procedures for assets etc, effectively and safely within their range of qualifications, training and experience.
Deal effectively and safely with breakdowns and damage to assets etc. within their range of qualifications, training and experience as required and by out of hours response where necessary.
Ensure good staff morale through counselling/coaching and be observant of staff needs.
Act as Deputy to the Account Manager, including providing cover during absences.
Ensure the necessary resources are provided to enable safe working, including the provision of risk assessments, inspections, H&S communications, equipment and PPE.
Maintenance inspection and repairs to various types of heating, water, ventilation, electrical, mechanical and security etc. equipment and services on site.
Diagnosing faults on all M & E support systems and rectifying where within levels of competence.
Maintenance inspection and repairs to various assets, building fabric and estate, e.g. furniture, internal and external fixtures and fittings.
Following detailed drawings and operational maintenance manuals in order to carry out all planned maintenance, routine inspections and repairs.
Assisting in development of maintenance routines and procedures and preparing and maintaining relevant technical records.
Working with other craft qualified, semi-skilled and unskilled maintenance staff to develop cross-skilling and cover all levels and aspects of maintenance activities on a team work basis.
Plan, organise and ensure completion of New Works and Lifecycle Works.
Management of sub-contractors including ensuring correct H&S documentation in place, performance managed, visits scheduled.
Responsible for the safety and proper use of all tools and equipment.
Complete all regulatory and mandated documentation as required-such as Permit to Works systems.
Other duties may be required from time to time.
Key Competencies:
Essential Criteria:
Fully qualified and experienced electrical or mechanical engineer - 18th Edition.
At least 5 years minimum experience of building and facilities maintenance.
Enthusiastic and flexible approach.
COSHH Awareness.
Ability to manage and motivate people to deliver
IT literate
